While performing maintenance on a specific building, the building maintenance minder applies organisational and technical means to maintain the technical condition of the building to ensure conformity to the basic requirements of the building over an economically reasonable period of usage of the building.

The continuous observation of the building is performed at least once a month by the building maintenance minder or, when the maintenance minder is a legal entity, by its employee. Continuous observations involve visual checks of the main structures of the building, registration of any defects, threats of accidents or collapse found and identification of measures to eliminate them, checks of the condition of fire safety equipment and tools, the sanitary condition of the premises and the environment.
Annual inspections involve thorough checks of the main structures of the building, its engineering facilities, identification of the need for construction surveys, any defects in the building and the need to carry out repairs, assessment of the quality of the continuous observations.
