The goal of technical maintenance is to control the whole process starting with the beginning of construction and ending by giving the building to exploitation. It also includes the control if the building is being constructed according the project, the requirements of the contract, laws, other legislation as well as construction and building safety and function norms.
The main responsibilities of the construction technical maintenance manager are as follows:
to check that the construction is carried out according to the building project;
to control the quality of construction products and hardware; to disallow using it if it does not conform the building projects, construction and building safety and function norms or if no documents to support the quality of the construction products are available;
to check the quality and extent of construction works done, notify the builder (the client) about any construction work that do not conform the building quality norms;
to check and accept hidden construction works and hidden building structures, participate in testing and commissioning engineering networks, engineering systems, facilities, structures;
in association with the contractor, draft documents of building commissioning and participate in commissioning the building;
to carry out the functions of the general (general construction works) construction technological oversight manager, coordinate the special (special construction works) construction technical maintenance and the activities of the relevant managers.
